How to hack an expensive construction market. Hire an Architect.

And How Design Can Actually Save You Money!

If you have looked at the overall market lately, from Housing, to groceries. you already know the story.

Everything costs too much. Want to buy a home? Tough.
How about buying a multi-family building? Even tougher!
Renovations? Don’t even get me started. Building from scratch? Strap in, because it is like riding a rollercoaster during an earthquake. Could be fun! Right?

 

I hear it all the time, from clients, friends, people on job sites. You have to be a nuts to take on a construction project today. And they are right. Housing prices and construction costs are up for a dozen reasons: limited inventory, rising material costs, labor shortages, and zoning rules that make you want to tear your hair out. There is no magic fix. That is why strategy matters more than ever.

Recently, the City of Burlington asked me to speak about housing and design strategies on some of our most recent projects and how our team navigates the chaos of real-world development. My approach was a bit bias. But in truth, I think now more than ever, the truth is to hire the professionals who have a track records of projects under their belts and understand the correct way to unpack every type of project from a small renovation to a large scale project.

Step One. Start with the Facts

I always tell clients: do not start with drawings on day one. You want to draw? Fine. But first, get the facts.

What can the land actually support? What can the budget actually support? What does zoning allow? What does the building code allow?
Has the land been surveyed? Do you need a civil engineer? Which consultants do you need to get answers you do not have yet?

Here is the truth: the first step is boring. But boring is powerful. Boring uncovers value. Boring saves money. Every assumption you make without facts costs you. Calls, maps, measurements, questions, all of this is where the money is. This is where you give all the various design professionals the information to ensure you have a design that is based in a strong foundation.

Step Two. Know Your Land

Not all land is created equal. Some sites practically design themselves. Others are a minefield. A great location can make a residential project, a multi-family building, or a commercial development feel effortless. The wrong site buries you in hidden costs. If you think your site is perfect, think again. Anything can pop up. Soil remediation, Watershed health, deer wintering yards, easements from old train lines, utility upgrades, permitting changed in the last 3 months. These are headaches you did not budget for.

On our recent Burlington projects, a seventeen unit multi-family under construction and an eight unit building in design, the sites came with challenges: zero lot lines, strict setbacks, water run-off, historical guidelines, aging infrastructure, and quirky zoning. But they also had tremendous potential. That is what separates a good project from a great one.

Our clients started with a vision for smaller units and wanted to keep portions of the building that offered little value. By examining the land, we unlocked height, expanded units, and maximized value without compromising design.

Smart site planning, early analysis, and a design approach that works with the land instead of against it is how we create value, save time, save money, and turn complex sites into elegant, functional architecture. Every site has a story. A good architect reads it, understands it, and designs a building that responds—not fights back.

Step Three. Clarify Your Program and Goals

Here is the key: if you really understand your goals, if you distill exactly what you want out of your building and design, everything changes. You ask an architect to meet that goal. You listen to their knowledge of how to get there. Not suggestions. Not compromises. Knowledge. Experience. Strategy.

When clarity meets expertise, the building stops being just a structure. It becomes a functional, beautiful space designed for your goals. That is how architecture earns its value.

Step Four. Pick Up the Pencil—or Better, Ask an Architect to Do It

Clients have amazing ideas. But an idea is worthless if you cannot communicate it to the people who make it real. Without an architect, you are explaining your vision to banks, builders, zoning officials, code officers, environmental consultants, civil engineers, landscapers, and yes, even your neighbor.

A good architect translates your vision into drawings that everyone can understand. Drawings that accurately capture your goals, your program, and regulatory requirements. Drawings that look good and leave no questions unanswered.
